Premises across Bibb County
Shops, restaurants, professional suites, clinics, small offices and light industrial — maintained on a schedule, with a written record for every unit rather than one line for the site.
What is in a maintenance visit
The same list every time, per unit, with numbers that can be compared against the previous visit.
- Filters changed, sizes recordedEvery visit
On the unit as well as on the sheet, so a set can be ordered without sending somebody back up to measure.
- Coils inspected both faces and cleanedEvery visit
Condition graded and pressure drop noted, so deterioration is a trend rather than a surprise.
- Belts, sheaves and bearingsEvery visit
Tension and alignment set, part numbers listed, worn sheaves flagged rather than quietly re-belted year after year.
- Contactors, capacitors and terminalsEvery visit
Pitting makes heat and heat makes more pitting. It is visible long before it stops anything.
- Condensate, traps and float switchesEvery visit
Cleared and function-tested. In this climate rooftop plant makes a great deal of water.
- Temperature split and airflowSeasonal
Measured against the data plate, not against expectation, and written on the sheet.
- Economiser travel and minimum positionSeasonal
Dampers driven through their range and the minimum outside-air position recorded as a number. The most commonly skipped item there is.
- Control schedule documentedAnnually
As actually programmed, before anybody proposes changing it. A surprising number of buildings run somebody else’s hours.

Why the dining room is hot when the kitchen is fine
A hood pulling harder than its make-up air can supply puts the whole building under negative pressure. Doors get heavy, the front of house draws hot humid outside air through every gap it has, and the cooling spends the evening losing an argument with the kitchen.
In this climate that incoming air is not only hot, it is wet — so the front of house gets clammy as well as warm, and both get blamed on the air conditioning. We measure it, and where the answer is make-up air rather than more cooling that is what we will say.
Three things we will not put in a contract
- A guaranteed response time in hoursNo
We will tell you where you are in the queue and call back. A printed number gets broken on the first genuinely hot Saturday, which is exactly when you would be relying on it.
- A percentage off your energy billNo
A seized economiser and a building under negative pressure both cost real money and fixing them helps. The figure comes after the survey.
- Work that belongs to another tradeNo
We photograph what we find and name who should do it.
